Before renting a unit you must review the parking rules, pet policy and rent payment system of the leasing company. Parking rules of the community depend on a number of factors:
- Total units in the community
- Location of the community
- Availability of on and off-the- street parking spaces
- Availability of guest parking
- Availability of garage parking
Usually apartment communities have one of the following parking systems.
These parking spots are assigned to the renters. These may be parallel parking or tandem parking spots. In parallel parking spaces, only one car can be parked in one space. You can park two cars (lined up one behind the other) in tandem parking garages. The disadvantage of tandem parking spots is that if you have to use the car parked in front of the second car, you have to remove the second car first and then take the first car. Parallel parking spots are more convenient than tandem parking spots.
In assigned parking structures, each space will have a number assigned to it. Usually large communities have key (fob) operated garages for security. Most leasing offices require that you give information on the number plate of your cars to prevent unauthorized parking.
A covered parking spot usually represent carports or shaded structures created to protect cars from heat, dust, & hail. Many communities have limited covered parking structures and these may be available for guest parking or for residents who have more than one car. Some communities have a combination of assigned garage parking and assigned covered parking for residents. Some of the commonly seen covered parking structures may have a post & purlin design (sloping structure) or semi cantilever design. Studies suggest that rental communities having lots of covered parking attracts tenants. You must carefully study the parking structures, rules & regulations before renting a unit.
There is a separate parking for visitors in large communities. These are mostly uncovered parking spaces. Visitor parking is usually occupied during weekends when residents have guests over.
General Residential Parking Rules
You must follow the parking rules written by the property. In general follow the guidelines given below.
- Park in your own spot. Never park in another resident’s parking spot.
- Get residential parking permits for your community.
- Always keep a copy of vehicle registration, insurance and one additional proof of residency in the car.
- Guide your guests to park in assigned guest parking spots. If there is no space, ask your guests to do curbside parking.
- In many cities, discounted parking spaces are available for downtown residents.
- Do not park in front of another resident’s entrance.
- Do not park in the restricted area, especially near the fire hydrant.
- Do not park in a ‘No Parking Tow Away’ spot.
Parking can be a big issue in everyday life. The problem quadruples if you are living in a densely populated area. Availability of ample parking should be an important factor for you. Study residential parking regulations before signing a lease agreement for your new unit!
